Hamilton’s Downtown Secondary Plan (DTSP) continues to attract tall building developers who are taking advantage of Ontario’s most permissive as-of-right zoning permissions.
EMBLEM development corporation is moving forward with its third Downtown Hamilton project since the passing of the DTSP in 2017.
The City of Hamilton will grant conditional site plan approvals for a 31-storey 405-unit building at 92-100 John Street North and 75-81 Wilson Street upon the Committee of Adjustment approving 121 parking spaces for the development, a decrease from the 159 spaces required by Hamilton’s zoning bylaw.
The City’s transportation planning staff support the decrease.
The CoA hearing is scheduled for August 20, 2024.
On August 20, 2024, Hamilton’s Committee of Adjustment unanimously approved all variances required for site plan approval.
The building meets all other DTSP zoning and design requirements.
Unit Mix
There will be a mix of unit types. Plans submitted to the Committee of Adjustment state there will be 37 three-bedroom units, 29 two-bedroom with den units, and 80 two-bedroom units. Some of the three-bedrooms will be double-storey units.
Three Ground Level Commercial Units
The ground-level of the building will have 4,900 square feet of commercial use, split between three retail units. The DTSP requires ground-level commercial.
On-Site Stormwater Retention
Drawings show the building will have an underground stormwater storage tank. The existing building and parking lot on site are hard surfaces.
EMBLEM’s other projects are ‘the Design District‘ at 41 to 61 Wilson Street, which is under construction. The 1 Jarvis condos are now fully occupied.
Sales for the newest tower have not begun.
