Grocery retailer Metro Inc. is planning to open a new 35,000 square foot grocery store at 30-44 Dundas Street East in Waterdown.

Documents submitted to the City of Hamilton by property owner Clappison Five Six Properties Inc. and Water Street Properties Inc. show the new grocery store as the anchor tenant for the 16.4 acres property located southeast of Clappison’s Corners.

The primary access to the grocery store will be a driveway connection to Leavitt Boulevard, with the entry/exit point located approximately opposite to the driveway of the RONA plaza.

The planned grocery store requires four minor variances to the property’s existing zoning apprlvas. The variances include permitting the store’s entrance in the centre of the building facing the parking lot, location and size of some parking stalls, having no planting strip along Leavitt Boulevard “for the initial phase of retail development”, and to permit no long-term bike storage on site.

Hamilton’s Committee of Adjustment is expected to approve the proposal during its April 2, 2026, hearings.

  1. Traffic is already a nightmare all through Waterdown. This is going to create gridlock at Clappisons corner for people coming from Hwy 6 onto Dundas St and all down the hwy 6 hill.

    Waterdown can NOT handle all the growth as it is with the amount of cars going through it as it is.

  2. They will need to increase population by another 20-30,000 to justify another grocery store. Waterdown already has 4 large grocery stores and this one will still require a car to get there. A Costco or superstore would do well at highway 5 and 6 with all the traffic for commuters.

    Not that I’d ever want crank my pedals to that location, but, what on earth is a “to permit no long-term bike storage on site” variance? As close as I can tell, we’re not Amsterdam or Tokyo yet. Sometimes, I’m confused. Please fill me in if you can. Thanks.

    1. Hamilton’s zoning bylaw requires Metro to provide secure indoor long-term bike storage.
      The purpose of this requirement for commercial development is to provide a more secure space for employees.

      1. Thanks for filling me in. I didn’t know that existed. I wish a zoning reg. would require secure bike parking, and access, for customers at commercial developments as well.
