Hamilton’s Design Review Panel will examine a scaled-down proposal from Royal Living Development Corp for three mid-rise buildings at the southeast corner of Mohawk Road and Mall Road (416 Mohawk Road), the former site of Our Lady of Lourdes Roman Catholic Church.
The revised plan includes 575 residential units across three buildings ranging from 13 to 20 storeys, down from the initial proposal of 741 units in buildings of 27, 19, and 17 storeys submitted in early 2025. The current design also reduces commercial space from 1,082 to 2,096 square metres.

The unit mix includes: 60 studio apartments, 318 one-bedroom units, 37 one-bedroom-plus-den, 128 two-bedroom units, and 32 three-bedroom units. Ground-level commercial space totals 2,096 square metres across all three buildings, with 475 vehicle parking spaces proposed.
A significant concern likely to dominate the DRP review is severe wind impacts expected with the current design, particularly during winter months. The developer’s wind study indicates that wind safety criteria are exceeded at one location on Mall Road, with high-wind impacts also documented at the Mohawk Road corner. An elementary school borders the site to the east, and children use the adjacent sidewalk on Mohawk Road to reach the school.

Hamilton’s Design Review Panel is an advisory body that provides feedback to developers and City planning staff on design improvements. The panel focuses specifically on design, materials, and interaction with the public realm.
The DRP will hold a video-conference meeting at 1:30 p.m. on April 23, 2026.
