Is the proper designation for 10 townhouses proposed at 311 Golf Links Road a “Street Townhouse Dwelling” or a “Multiple Dwelling Townhouse”? Which definition the Ontario Land Tribunal decides is correct will likely determine if this Ancaster development application is approved or denied.

The corporate owner of the property, 311 Golf Inc., sought minor variance approvals in October 2025 for height, design, and road access. Specifically, the company requested permission for a maximum height of 11.7 metres (versus the permitted 10.5 metres) and a common condominium driveway instead of individual access to Golf Links Road.

According to city planning staff, the common driveway designation makes this a “Multiple Dwelling,” which is not a permitted use on the property. Street townhouses, however, are permitted – but would limit the developer to fewer units than a condo row extending into the deep property across from the Hamilton Golf and Country Club.

Hamilton’s Committee of Adjustment determined the project constitutes a “multiple dwelling” and unanimously denied the requests.

311 Golf Inc. filed an appeal to the OLT, which conducted the first case management conference (CMC) hearing for the matter on March 9.

During the CMC, the OLT granted participant status to nine nearby property owners.

The OLT set a three-day hearing scheduled for May 13 to May 15, 2026.
