For the first time in over two months, Hamilton’s Property Standards Committee finally obtained quorum and was able to conduct hearings.

However, there were no hearings today.

The City of Hamilton’s property standards lawyers said all matters before the committee were either resolved, or the City was not seeking compliance orders at this meeting.

13 Bay Street North / 152 King Street East

No enforcement order was sought for repairs to a broken window and siding. The property is slated for demolition, pending Council approval in three weeks.

217 Dundurn Street South

The owner completed all property standards repairs.

295 Melvin Avenue

The City said it would not seek a compliance order. City lawyers said the owner is cooperating with the City.

A group of tenants who live in the building state repairs have not been made.

The landlord is marketing the building for sale as a “solid investment property for repositioning to achieve market rents.

321 Hunter Street East

The City says the required work to replace the staircase is complete. (TheSpec published a story earlier in the day regarding how the nearly-year old renoviction prevention bylaw has protected tenants in this property.)

870 Scenic Drive

The City said it is no longer seeking an immediate order to address health and safety hazards, secure the building, remove vermin and birds from the building, and address stormwater drainage surrounding the property. The City also said it is no longer seeking repairs to the heritage Long and Bisby buildings of the former Chedoke hospital.

City lawyer Brandon Blackmore said owner Valery Homes has taken measures to secure the buildings, adding Valery Homes plans to submit an application to demolish the buildings and retain the facade.

265 Mill Street South

The City says the owner wishes to use the property for a Montessori school, and the plan includes demolishing some of the non-heritage features of the site, rendering most of the property standards issue moot.

1007 Beach Boulevard

The owner plans to demolish the property. The City is expected to approve the demolition. The plan to demolish, sever the property, and build two homes is similar to other intensification applications the City has approved in this neighbourhood.

3053 Regional Road 56

The municipal law enforcement officer for this matter was not available due to personal reasons. The matter will be heard next Wednesday.

433 King Street East

The City’s lawyer said there are no safety concerns with this property, and that the owner is looking to submit his plans so he can move forward, get a demolition permit, and proceed with his plans.

115 George Street

This former nightclub on the edge of Hess Village has numerous property standards compliance orders against it. The City adjourned the matter until January.
