Hamilton’s planning staff are reviewing a proposal from Darko Vranich’s Vrancor to convert an old warehouse at 72-78 Stirton Street to a 39-unit residential building.

Historical documents indicate the building “was first developed circa 1909 to 1911” and has been involved with various uses, including being owned by a paper products company and a bakery company. Vrancor purchased the property in 2012.

The current land use classification is industrial. Vrancor has filed a zoning amendment application to change to residential use.

The Planning Justification Report filed with the application states the 39 units will be rentals. 33 will be one-bedroom units and six will be two-bedroom units.

2023 City Staff Comments at Formal Consultation

Vrancor submitted the project for staff comments in a pre-application Formal Consultation in 2023.

City staff wrote they are “generally supportive of adaptively reusing the building for residential purposes” but have “concerns” that many of the units will not have natural sunlight.

Environment Site Assessment studies reveal some underground soil contamination at the rear portions of the property that was used by the Hamilton Radial Electric Railway when streetcars operated on what is now a paved pedestrian walkway.

Public Comments Thus Far

On May 13, 2024, a public consultation was held online virtually via Zoom. The developer says there were 15 people logged into the session.

Public comments included concerns about street parking, landscaping and trees, and construction.

Planning Committee Date to be Determined

A Planning Committee hearing will be scheduled.
