There have been many proposals at 64 Main Street East in Downtown Hamilton.

New owner Core Development Group plans to use the existing 18-storey permission for the site to build a 272-unit building with ground level commercial.

The new plan requires minor variances, including a request to increase the height to 59.0 metres from the approved 54.0 metres, and parking reductions.

The proposal has a short morning shadow on Prince’s Square to the west, in front of the courthouse. The 54.0 metre approved height predates the Downtown Secondary Plan’s prohibition on new shadows cast on the Square.

In 2017, the “Hamilton Grand” was approved for 18-storeys with 183 units. The plan was to create student-marketed rental units.

Hamilton’s Committee of Adjustment will hear the minor variance application on October 8 at 1:50 p.m. at City Hall.


Update, October 2: City of Hamilton staff do not support the variances, stating the building will cast new shadow on Prince’s Square, which is not permitted under the Downtown Secondary Plan.
