Zoning Amendment

216 to 218 King Street East (Hamilton)

216 & 218 King Street East, the site of a development proposal to add a three-storey ten unit building at the rear.

The description of this application states, “To permit the preservation of the original (1872) two-storey, mixed-use (commercial-residential) building. Removal of a one-storey rear addition and to construct a proposed three-storey, 10-unit, 460 m2 residential addition in the rear.”

The property is zoned Downtown Pedestrian Focus (D2) and is permitted up to 44 metres of height.

Zoning and Official Plan Amendment

1809-1843 Rymal Road East (Hamilton)

Losani Homes officially filed their applications “to rezone the subject lands to permit four 12 sty mixed-use bldgs and two blocks of 2 sty townhouse dwellings, and retail units with a total GFA of 2648sqm” and “to create a new Site-Specific policy in a Mixed Use – Medium Density designation to permit a max height of 4 stories, to permit four 12 sty mixed-use bldgs and two blocks of 2 sty townhouses.”

Hamilton’s Design Review panel reviewed the proposal in December 2023. The meeting recording is available on the City’s YouTube page.

The DRP application proposed 812 residential units.

The City’s development application summary does not provide any further details.

Site Plan Applications

1395 Upper Ottawa Street (Hamilton)

A new McDonald’s restaurant will be built on the northeast corner of Upper Ottawa Street and Stone Church Road. Hamilton’s Committee of Adjustment approved the 80-seat McDonald’s in March.

The Site Plan Application states, “To construct a one-storey restaurant with a drive-through component of approximately 377 m2 on the northern portion of the site. This project is considered Phase 2 of site development, with the existing Rexall pharmacy one-storey commercial building as Phase 1.”

392-412 Wilson Street East and 15 Lorne Avenue (Ancaster)

Hamilton’s most controversial development – the one that was at the centre of the provincial Greenbelt scandal – is moving forward with its plan to “to relocate the designated heritage building from the 398 Wilson Str E property to 15 Lorne Ave, in keeping with Heritage Permit HP2024-009 which was conditionally approved by City staff on April 30, 2024.”

725 Strathearne Avenue (Hamilton)

Rain Carbon Canada Inc. filed their Site Plan Application quickly after the appeal period for the August 20 Committee of Adjustment meeting closed. The CoA approved a plan to “permit the renovation of existing buildings for storage purposes andthe construction of a new maintenance building.”

The SPA summary reads, “to construct a new 613 m2 building and renovations to existing buildings to update facilities, improve safety and ease maintenance practices.”

Formal Consultation Submission [Pre-application for review before official application]

289 Stone Church Road East

The application summary states, “To construct a condominium townhouse development consisting of 14 three-storey standard townhouses, 46 back-to-back townhouses, and 78 stacked townhouse units for a total of 138 dwelling units and 100 surface parking spaces.”

The property is located between Upper Wellington Street and Upper Wentworth Street.
