A quick note on tomorrow’s Committee of Adjustment hearings.

The following applications have adverse staff comments.

28 Sterling Drive, Hamilton

The property owner wants to add a driveway for parking for an Additional Dwelling Unit. City planning staff, in unsigned comments, state they do not support the addition of the driveway due to the removal of landscaping and additional impervious area. They write, “staff would be supportive of an amended Minor Variance whereby the parking for the Additional Dwelling Unit is eliminated and the existing parking arrangement is maintained.”

28 Sterling Drive is in the Bruleville of the Central Mountain.

262 Springbrook Avenue, Ancaster

The owner wishes to build a rear deck connected to the second level of the house. City development engineering, in unsigned comment, says the planned staircase connecting the deck to the ground level will interfere with the side yard swale and negatively affect drainage. The recommendation is to deny.

394 Old Brock Road, Flamborough

The owner wants to split the property into two lots. City staff, in unsigned comments, write the requested 20 percent lot coverage (instead of a maximum 10 percent permitted in the zoning bylaw) permission raises concerns about character of the new buildings and drainage concerns. The recommendation is to deny.
