The Committee of Adjustment considered 12 applications on May 29. This reflects the City’s recent commitment to the timely processing of applications.

The committee followed staff recommendations regarding all files, with the exception of the Coppley redevelopment. Committee approved all parking variances requested, staff had to recommend denial for technical reasons.
APPROVED: The Coppley Building Redevelopment: The application of greatest interest is the minor variances for the Core Urban redevelopment of the former Coppley headquarters at 56 York Blvd. Core Urban is converting the textile manufacturing facility into 36 residential units and a 60-unit hotel, featuring ground-level event space and a restaurant.
Because the plan includes a new atrium and new mansard roofs, variances are required to recognize the existing zero parking spaces.
City staff recommend denial of the zero parking variance for technical reasons. The staff comments include information that would permit the Committee of Adjustment to approve zero parking.

TABLED: Lobbyist Lloyd Ferguson Pushing for Exception from Zoning He Created as Councillor: Former Councillor Lloyd Ferguson, now working as a lobbyist for persons seeking exceptions from zoning he approved as a councillor, will ask the Committee of Adjustment to disregard the Provincial Planning Statement rules for employment lands to permit a hair salon to open in an Prestige Industrial zoned employment area at 1040 Garner Road West.
The Committee has granted all past applications that were represented by Ferguson.
Ferguson’s client has withdrawn the application.
Existing ADU: An application has been submitted to recognize an existing Accessory Dwelling Unit (ADU) located at 1192 Concession 4 West, Flamborough. Staff recommend approval.
Staff Comments: Denial Recommendations
DENIED: 14 & 16 Rossmore Avenue, Hamilton: The owners of West Hamilton property that abuts the CP line near Aberdeen Road are requesting to sever the property to create two lots on the existing property.
City staff write the “proposed development is premature without the completion of a noise and vibration study” and two proposed lots are significantly below the minimum size requirements.
