Hamilton wakes up to a new political landscape: The Liberals won at least two of Hamilton’s five seats (likely a third), the Conservatives the other two.
Hamilton Centre NDP incumbent Matthew Green’s defeat was the night’s biggest and most unexpected shock. At this time, I’m not calling the race. (2:00 am)
Liberal candidate Aslam Rana is at 35.8 percent with 185 of 227 polls reporting. The Conservative candidate is at 31.8 percent.

The most immediate impact at City Hall is that the Council will have to decide whether to call a by-election to fill the Ward 8 vacancy or make an appointment.
Council’s Planning Committee meets at 9:30 a.m. – and Hamilton’s housing developers are challenging Council on planning delays and new regulations.

City Hall
Planning Committee, 9:30 a.m.
It will be a showdown between the Council and the development industry at this meeting.
The Canadian Home Builders’ Association is forcing City Hall to explain its claim that the CHBA’s national report is invalid – Hamilton is disputing the report’s validity, which found Hamilton the worst municipality in Canada for housing approvals.
Councillors will vote on the Planning Act regulations to enact the City’s “Green Building Standards” rules. The new rules will require developers to build to a higher environmental standard than the Ontario Building Code. If the provincial government doesn’t intervene first, this is likely to be subject to legal challenges.
Also on the agenda: an Ancaster development with plenty of public opposition.

Ontario Land Tribunal
1400 South Service Road (Stoney Creek), 10 a.m.
Day six of the nine-day hearing regarding a proposed mixed-use (primarily residential) proposal for designated employment lands at 1400 South Service Road in Stoney Creek.
The hearing is by videoconference.
Registered Professional Planner Antony Lorius will continue his expert testimony as the lead author of Hamilton’s Lands Needs Assessment report. He’ll be cross-examined later in the morning and all afternoon.
