In-fill development is essential for Hamilton to achieve intensification and quickly build new housing units.

One of the projects being built on a parking lot is an 8-storey 114-unit condominium building on the rear parking lot of the retirement residence at 330 Dundurn Street South.

The application was first submitted in 2021. Minor variances for height and density were approved in 2022.

Following design modifications, the development needs one more minor variance.

“To permit a 1.0-meter-wide landscape strip abutting a Residential Zone instead of a 1.5-metre planting strip required.”

This is a snapshot of the timeline for one in-fill development.


Update – October 2: City of Hamilton planning staff formally recommend variance approval.
